The eye-popping listing comes just weeks after another Laguna Beach oceanfront property shattered Orange County’s residential sales record, selling for $110 million in an all-cash, off-market deal in Emerald Bay.

That June 9 sale blew past the county’s previous $70 million record — also set by an oceanfront Laguna Beach property — and fueled expectations that more nine-figure deals could soon hit the ultra-luxury coastal Orange County market.

But unlike that record-breaking mansion sale, the real draw of the Coast Highway property is not what already sits on the land.

The listing pitches the property as a once-in-a-generation development opportunity, with enough scale and frontage to potentially create a landmark luxury residential project in one of California’s tightest and most sought-after coastal markets.

A buyer could pursue anything from a sprawling multigenerational family compound to custom oceanfront residences, ultra-premium condominiums or a broader residential project, according to the listing.

The property currently includes three newly renovated residences, which could be used as rental homes or executive housing while any future development plans, permits and approvals are pursued.

That interim use could help offset the cost of holding the property while the next owner works through the lengthy coastal planning process.
